Why one blended rate hides the real cost
A blended price for a whole Alexandria site is easy to issue and hard to manage. When the showroom starts looking tired, nobody can tell whether the contractor reduced attendance there or simply spent the same hours further back in the building. Splitting the scope into two area groups means each group carries its own frequency, and a shortfall becomes visible in the schedule rather than in a complaint six weeks later.
The split also helps at review time. If sales floor traffic grows, the presentation group can move from three visits a week to five without renegotiating the warehouse work at the same time. Each change is small, priced on its own, and easy to approve. A single lump-sum figure forces the whole arrangement back open every time one part of the building changes how it is used.
