Establish what the centre already provides
Centre management cleans the mall, the common amenities, the car park and often the shopfront glass externally on a cycle. Some centres also handle waste collection from a tenancy holding point. Before writing anything, find out precisely where that provision stops, because the tenancy scope begins exactly there and pricing work the centre already performs is a straightforward waste of money. Centre managers are generally willing to describe the boundary if asked directly, and the answer is worth writing down.
Ask specifically about the shopfront. External glass, the entry threshold, the area immediately outside the door and any signage are commonly split between centre and tenant in ways that are not obvious. Get the answer in writing from centre management if you can, and record it in your own scope, since a verbal assurance will not survive a change of centre manager or cleaning contractor.
